Chimney Repair In Frederick, MD

Chimney work in Frederick has to account for Maryland's climate. Frederick County's freeze-thaw cycles and heavy rainfall open up the joint where the chimney meets the roof, crack masonry, and let water into places it should never reach.

Shumaker Roofing has repaired chimneys across Frederick County since 1946. Because we are a roofing company first, we work on the part of the chimney that sits in the roof: the flashing and the crown, which is where most chimney leaks actually begin.

Chimney Flashing Repair

Chimney flashing is the metal seal where the chimney passes through the roof, and it is where most of the chimney leaks we see in Frederick County actually start. When it fails, water goes into the roof deck rather than off it.

Signs Your Chimney Flashing Has Failed

Water stains on the ceiling or wall directly below where the chimney passes through the roof

• Damp or discoloured decking visible in the attic around the chimney

• Loose, lifted, or visibly rusted metal at the base of the chimney

• Cracked or missing sealant along the top edge of the counter flashing

• Leaks that show up in wind-driven rain but not in steady rain

What Else We Do On A Chimney

Alongside flashing, we handle minor repairs to the outside of the chimney:

• Crown sealing with Copperfield CrownSeal elastomeric masonry preservative, trowel-applied to the existing crown

• Sealing cracks in brick or mortar with clear Geocel Tripolymer Sealant

• Spray-applied Copperfield ChimneySaver waterproofing across all brick surfaces

• Repair of spalling areas in porous brick

• Wire brushing to remove staining from the sides of the chimney

• Full clean-up and removal of debris from the work area

We are licensed and insured, and we follow safety requirements on every job.

We do not clean chimneys or work inside the flue. If you need the flue swept or inspected, that is a job for a certified chimney sweep.

Why Use A Roofing Company For Chimney Work?

Why Use A Roofing Company For Chimney Work?

Most chimney problems in Frederick are water problems, and most water problems start at the roof line. The flashing where the chimney meets the roof is the single most common failure point, and it is roof work. A company that only works inside the flue is not the one to fix it.

We have worked on Frederick County roofs since 1946, so we have seen how Maryland weather affects different chimney types and ages. We hold CertainTeed Select ShingleMaster certification for our roofing work; we are veteran-owned, and we respond quickly when water is actively getting in.

We also serve Hagerstown, MD, Chambersburg, PA, and Reston, VA.

Frequently Asked Questions

How much does chimney flashing repair cost?

It depends on how the existing flashing was fitted, how much of it has failed, and whether the surrounding shingle courses have to come up to do the job properly. Repairing a section costs considerably less than replacing the full assembly. We give a free estimate after looking at it, rather than quoting a range that may not fit your roof.

Can you just seal over old flashing?

You can, and it will hold for a season or so. But sealant on top of failed flashing hides the leak rather than stopping it, and the decking underneath keeps getting wet the whole time. If the flashing has genuinely failed, replacing it costs less over time than resealing it every year.

Do roofers repair chimneys?

For the outside, yes, and often better than a specialist would. Chimney flashing is roof work, the crown sits in the roof plane, and both are where most chimney leaks start. Interior flue work — sweeping, creosote removal, and checking the liner, is a different trade, and we do not do it.

How often should a chimney be checked?

Once a year for the exterior is a reasonable habit in Frederick County, given the freeze-thaw cycles. The best time is late summer or early autumn, before the weather turns and while any repair can still cure properly.
